Investing in Medellín real estate

Monthly rental income, short-term rentals or long-term wealth: each strategy needs a different property, area and set of rules. I help you choose yours and check every number before you buy.

Panoramic view of Medellín, Colombia

Medellín attracts investors from everywhere

According to Camacol, Colombia’s construction industry association, 14% of new homes sold in Medellín are bought by Colombians living abroad or by foreigners. The city combines rental demand, tourism and quality of life, but not every property works for every strategy.

Which kind of investment fits you?

Start with what you want to achieve. The right property follows from that.

Long-term rentals

Want a steady monthly income without complications?

You rent with a standard lease. Less turnover, simple management and predictable cash flow. Works well in residential areas with strong demand from families and professionals, such as Envigado, Sabaneta (in Spanish) or Laureles.

Short-term rentals

Looking for higher income and able to delegate operations?

Rentals by the night to tourists and travelers. It can earn more, but it takes more management and must follow the rules: the building bylaws must allow it and a tourism registration is required. Not every building or area qualifies, so we review it with a lawyer before you buy.

Long-term wealth

Want to protect your money and grow it over time?

You buy to hold: a well-located property in an area with sustained demand, rented out in the meantime. Location, building quality and future resale matter most here.

Pre-construction

Prefer to pay in installments while the project is built?

You reserve the unit and pay the down payment during construction. Before signing, we check the developer, the building permit and the trust company (fiducia) that receives your money.

Run the numbers before you buy

A good investment is decided with numbers, not gut feeling. The site has three step-by-step calculators (currently in Spanish):

  • Cap rate: how profitable the property is on its own, without a loan. Useful for comparing options quickly.
  • ROI and cash flow: what you keep each month and how a mortgage changes your return.
  • IRR and resale: the full picture, from purchase to a possible future sale.

What we review together

  • That your intended use is allowed by the building and the area
  • Condominium fees, property tax and the real running costs
  • Rental demand in the area and the likely tenant profile
  • Condition of the building and the unit
  • How easy it will be to sell in the future

Before you invest

Bylaws and zoning

Especially for short-term rentals: the building bylaws and local zoning decide what you can do.

The full numbers

Include condominium fees, property tax, maintenance, vacancy and commissions. An analysis without expenses always looks better than reality.

Taxes with a professional

Rental income and gains on a sale have tax effects. Review your case with an accountant before deciding.

Legal, tax and currency matters depend on each case and are always reviewed with a professional.

Frequently asked questions about investing

Which is better: long-term or short-term rentals?

It depends on your goal and how involved you want to be. Long-term rentals are steadier and simpler; short-term rentals can earn more but take more management and must follow rules that not every building allows.

How do I know if a property is a good investment?

By looking at the full numbers: price, expected rent, expenses, vacancy and, if it applies, the loan. You can do it step by step with the investment calculators and we review the results together.

Can I invest in Medellín if I live abroad?

Yes. I support you remotely and the transfer of funds is handled with a lawyer. See how buying from abroad works.

Can you help me manage the rental?

Tell me about your case and I will advise you on the best way to manage it for the strategy you choose.
