Why buyers from abroad choose Medellín

According to Camacol, Colombia’s construction industry association, 14% of new homes sold in Medellín are bought by Colombians living abroad or by non-resident foreigners. Spring-like weather, modern neighborhoods and a direct international airport make the city a place to live, retire or invest.

How buying from abroad works

  • Set your budget and goal: living, renting out or investing. Include closing costs, which are not part of the price.
  • Choose the area and shortlist properties.
  • Live video tours of each option, so you only travel to see the finalists.
  • Title review of the property with a lawyer before any offer.
  • Offer and promise to purchase (promesa de compraventa), the contract that sets price, dates and conditions.
  • Power of attorney, if you will not be in Colombia to sign. Your lawyer prepares it.
  • Bring the funds through an authorized channel, such as a bank, so the investment is registered with Colombia’s Central Bank (Banco de la República).
  • Deed, registration and handover of your new property.

Good to know

  • Foreigners can own property in Colombia in their own name.
  • Mortgages from Colombian banks are very difficult for foreigners without residency or local credit history; most foreign buyers purchase with their own funds.
  • Colombia has an investor visa linked to real estate. Requirements are set by the Ministry of Foreign Affairs and are handled with a lawyer.
  • Short-term rentals require the building rules to allow them and a tourism registration.
Legal, tax, currency and visa matters depend on each case and are always reviewed with a professional before you buy.

How to avoid the most common mistakes

Never pay before the title review

No deposit until a lawyer has reviewed the property records and the promise to purchase is signed.

Pay only the registered owner

Payments go to the owner on record or to the account agreed in the contract, never to third parties.

No informal money transfers

Bringing money through informal channels can leave your investment unregistered and cause problems later.

Frequently asked questions

Can a foreigner buy property in Colombia?

Yes. Foreigners can buy and own property in their own name. The purchase follows the same steps as for Colombians, plus registering the investment when the money comes from abroad.

Do I need to travel to Colombia to buy?

Not necessarily. You can see properties by live video call and sign through a power of attorney. Still, most buyers like to visit their final options in person.

Can I get a mortgage in Colombia as a foreigner?

It is very difficult without residency or local credit history, so most foreign buyers use their own funds. Colombians living abroad may qualify if they meet each bank’s requirements.

Does buying property give me a visa?

Colombia has an investor visa related to real estate investment. The requirements are published by the Ministry of Foreign Affairs and we review your case with a lawyer.
